At McConnell Chartered Surveyors we're celebrating our 165th Anniversary this year - the firm traces its origins back to 1854 when Ephraim Brown opened on Belfast's Donegall Street.
RJ McConnell started his business on Royal Avenue in 1872 and the two firms later merged to become Brown McConnell.
Over the years McConnells has grown through further mergers and acquisitions, most recently bringing together Brown McConnnell Clark McKee and McConnell Martin in 2010 and acquiring Knight & Co in 2011.
Now we're not only the oldest, but amongst the largest and most respected Chartered Surveying practices in Northern Ireland.

McConnells are delighted to announce that we have chosen the Cancer Fund for Children as our official charity partner.
The new partnership will span two years, and we hope to raise much needed funds for children and young people diagnosed with cancer, or living with a parent diagnosed with cancer.
McConnells Director, Rory Clark, said "As a firm we regularly support charitable causes that are close to the hearts of our employees. We are committed to fundraising where we feel we can make a real difference, and this coupled with the fact that Cancer Fund for Children is a local charity, is why we chose them."

In the latest Radius DX Office Agents League Table, published by EGi and Estates Gazette, McConnells has emerged as the agent having transacted the most number of office deals in Belfast during the past 12 months.
McConnells was ranked 4th overall in terms of the number of square feet leased or sold, but were well ahead of the competition on the total number of deals completed, with over 21% of all Belfast lettings being handled by the firm.
The Belfast office market has seen strong growth over the last few years, with headline Grade A rentals now well above £20 per sq ft, and strong demand from both FDIs and indigenous companies either expanding or upgrading.
Commenting on the League Table, Rory McConnell said: "This result is a testament to the hard work, commitment and tenacity of our Agency Team, and it is great to see the firm continuing to punch above its weight in the local market."

Seasalt of Cornwall has chosen Arthur Street to launch it's first Northern Ireland Store,taking a lease from a Private Client of McConnells of the former coffee shop at Number 11.
Commenting on the deal, Rory McConnell said "Arthur Street is bucking the trend in High Street Retail and we are delighted to have attracted Seasalt, just a year after we put Oliver Bonas in next door. Generally the retail market is fickle, but Belfast's Arthur Street is going from strength to strength".

Both of McConnell’s RICS Assessment of Professional Competence (APC) candidates have passed with flying colours and are now qualified Chartered Surveyors.
Simon Hollywood joined McConnells in November 2013 and manages a mixed portfolio of commercial assets, including Arthur House and the soon to be completed Artola House, in Belfast.
Sean Nelson joined the firm’s residential management department in July 2014, and transferred into the commercial team in October 2015. Sean is responsible for the management of a diverse property portfolio including Kilroot Business Park in Carrickfergus.

The Crawfordsburn Service Station convenience store is “part of the furniture” in this busy seaside village on the County Down coast of Belfast Lough. The business was started by the present owner’s father in 1955 and has remained in the same family ever since.
Over the years the irrepressible Linda McCormick developed the business, catering both for the affluent local populations of Crawfordsburn and Helens Bay, and for the huge influx of visitors who descend on the village throughout the year,
Now Linda has decided to hang up her boots, and McConnells has completed the sale of the business and property to local Spar operator, Hendersons, who will continue to operate the Station with a new management team.

McConnells were handed a challenging retail instruction by Iceland Frozen Foods to market two retail properties situated beside Iceland stores in East and North Belfast which had both lain vacant for many years.
Hot on the heels of Adam Bolton’s success letting the Newtownards Road unit to Karolina Polish Supermarket last year, Katie McConnell has now completed the letting of a 2,500 sq ft retail property adjacent to the Iceland food store on Ballysillan Road, in North Belfast, to Leon & Nicos Home Stores, which has just opened selling a range or home furnishings, beds and white goods.
As Katie remarked “this was a challenging instruction to find a tenant for this unit which had never been occupied since the Iceland store was developed in the early 2000s.”
Following our successes in Belfast, we have now been instructed to dispose of further surplus Iceland properties in Strabane and Newry.

In one of the largest industrial property deals in recent years, McConnell Chartered Surveyors, working with our Alliance Partners at JLL in Dublin and Dallas, Texas, has negotiated the sale of the 300,000 sq ft Caterpillar manufacturing facility located at Monkstown Northern Ireland to CDE Group, the Cookstown headquartered supplier of equipment for the global mining and quarry industries.
By the end of September this year, CDE will take possession of the building and add the latest fabrication and painting equipment required to build the components necessary for their worldwide sales operations.

Construction work at River House in Belfast’s Cathedral Quarter is coming on apace, with the new curtain walling system being installed from the top down, followed by Landlords Cat A fit-out of the office floors, including raised access floors, air-conditioning and continuous extruded LED profile lighting.
River House will provide a total of c. 80,000 sq ft of Grade A offices in floors of c. 6,000 sq ft and will be ready for occupation in Q2 2018.

Construction work is well under way at Artola House on Belfast’s Victoria Street.
Steelwork is complete and all floor slabs are poured.

Oliver Bonas have opened their new Belfast store on Arthur Street, the city’s hottest shopping street for aspirational retailers.
The new shop is in addition to the luxury fashion, jewellery and homeware retailer’s Lisburn Road store, which opened last year.
McConnells negotiated the letting on behalf of private client landlords. Colliers in London acted for Oliver Bonas.

McConnell Chartered Surveyors has agreed the sale of 83-85 Great Victoria Street, Belfast, a well presented building constructed in the mid-1990s which extends to c. 11,000 sq ft over four floors.
The building is home to Rankin’s Furniture, a business which has been open in Belfast since the 1850s, and was offered for sale due to the imminent retirement of the current owner Mr. Robert Rankin.
The property offered the opportunity for either a high profile owner occupier, or an investor, to acquire an excellent building with retail accommodation on both the ground and first, and office space on the second and third floors.
Adam Bolton of McConnells negotiated the sale of the property to local investor & developer Glenbank Holdings, for an undisclosed price.

The outstanding work by the management team at McConnell Chartered Surveyors has helped Merville Garden Village clinch the Best Kept Large Housing Area award at the Northern Ireland Best Kept City, Town, Village and Housing Area Awards, sponsored by George Best Belfast City Airport.
This is the third consecutive year that Merville has received the award, as representatives from the Northern Ireland Council areas gathered at Belfast City Hall for the Northern Ireland Amenity Council’s final Best Kept City, Town, Village and Housing Area Awards ceremony.
The Awards were attended by Mr Clark Bailie, Chief Executive of the Northern Ireland Housing Executive, who assisted in the presentation of awards to all housing winners.
Speaking at the ceremony, McConnell’s Chairman Rory Clark said, “Winning this award for the third consecutive year is a remarkable achievement, and testament to the huge amount of hard work which our residential management team has put into Merville Garden Village. I am exceptionally proud of our team and delighted for the residents of Merville.”

HM Revenue and Customs has signed an Agreement for Lease with Orby Investment to take the whole of the upper floors, comprising 104,220 sq ft, at Erskine House, Chichester Street in the centre of Belfast.
McConnell Chartered Surveyors and their Alliance Partner JLL advised HMRC in the transaction, which is one of the largest ever office pre-lets in the local NI market.
The building, which will occupy a highly prominent location in the city centre, on the corner of Chichester Street and Arthur Street, a stone's throw from City Hall, will accommodate some 1,600 full time equivalent HMRC employees.
Site preparation and demolition work has already started and construction is due to commence in the autumn with completion and hand-over for tenant fit-out in 2019.
McConnells are JLL's formal Northern Ireland Alliance Partner, and the HMRC acquisition is just one of several high-profile exercises the two firms are working on together in the province.

Located on one of Belfast's busiest thoroughfares, on the corner of Donegall Square and Fountain Street, the unit is just a stone's throw from City Hall

Bedford House, one of Belfast's most successful office buildings, has revealed plans for a new state of the art in-house gym facility, together with meeting and conference rooms, which will be available exclusively for Bedford House tenants.
The initiative was announced at a pop-up picnic event at Bedford House which also raised over £500 for Northern Ireland Chest Heart and Stroke.

Acting on behalf of a locally based Charitable Trust, McConnells has acquired the Iceland investment at 475-477 Antrim Road, Belfast.
At a purchase price of £1.3m the net initial yield equates to 7% after allowing for purchaser’s costs.
Commenting on the investment market, McConnells director Rory Clark says:
“Competitive bidding has returned to the market, reflecting the lack of good investment stock, and a strong appetite for small to medium sized lots, particularly from high net worth individuals.
We anticipate that yields will continue to hold up in 2017 for property assets, particularly with comparatively low returns from alternative forms of investment.
More enthusiasm from the lending institutions will also help to bolster demand.
All of this despite a level of uncertainty as a result of Brexit and the forthcoming General Election.”

Karolina Shops, Northern Ireland's leading Polish Foodstore Group, has taken a new unit on the Newtownards Road in East Belfast.
Karolina International Foods Ltd has the largest network of Polish stores throughout Northern Ireland, with some 17 outlets called "Karolina Shop". These are multifunctional food stores with a wide assortment of over 3500 to 4000 Polish products.
At over 3,700 sq ft on the ground floor, plus first floor storage, the new unit will be one of the largest in the Karolina network.
