Acting on behalf of a locally based Charitable Trust, McConnells has acquired the Iceland investment at 475-477 Antrim Road, Belfast.
At a purchase price of £1.3m the net initial yield equates to 7% after allowing for purchaser’s costs.
Commenting on the investment market, McConnells director Rory Clark says:
“Competitive bidding has returned to the market, reflecting the lack of good investment stock, and a strong appetite for small to medium sized lots, particularly from high net worth individuals.
We anticipate that yields will continue to hold up in 2017 for property assets, particularly with comparatively low returns from alternative forms of investment.
More enthusiasm from the lending institutions will also help to bolster demand.
All of this despite a level of uncertainty as a result of Brexit and the forthcoming General Election.”

Karolina Shops, Northern Ireland's leading Polish Foodstore Group, has taken a new unit on the Newtownards Road in East Belfast.
Karolina International Foods Ltd has the largest network of Polish stores throughout Northern Ireland, with some 17 outlets called "Karolina Shop". These are multifunctional food stores with a wide assortment of over 3500 to 4000 Polish products.
At over 3,700 sq ft on the ground floor, plus first floor storage, the new unit will be one of the largest in the Karolina network.
McConnells were appointed by Iceland Frozen Foods in November last year to market the unit which had lain vacant for a long period of time.

The rear elevation of River House is now shrouded in scaffolding as work gets underway to transform this major Belfast landmark building into some 90,000 sq ft of Grade A offices.
London developer Castleforge Partners acquired River House last year, and is undertaking a full refurb to include a new glazed curtain wall system; double height foyer; raised access floors and floorplates of around 6,000 sq ft.
McConnells are managing agents and joint letting agents with CBRE on the scheme.

The tower crane is up over Grand Central, Belfast, the new Hastings Group Hotel under construction on Bedford Street in the heart of the City Centre
This is possibly the tallest crane ever seen on the Belfast skyline - the former Windsor House office building is 24 stories high and the crane tower had to extend a further 2 stories above the rooftop telecommunications equipment
The outer skin is now coming off the entire building, to be replaced with a complete new cladding system, and the new 300+ bed Grand Central Hotel is expected to open during 2018

A landmark building in Belfast City Centre has been granted planning permission to undergo a major refurbishment.
River House, located on High Street in Belfast, has five ground floor commercial units and a 66 space car park to the rear accessed via Waring Street. Planning Permission has been granted for 90,000 of retail and Grade A office accommodation.
Castleforge Partners purchased the property earlier in 2016 with the intention of refurbishing the space to meet the increasing demand for quality Grade A office space.
The approved application shows plans to enlarge and convert the ground floor retail units to restaurant use and to enlarge the entrance lobby to the offices. Further improvements include a dramatic new glazed front facade, replacement windows and the installation of full air-conditioning to the office floors.

McConnells and CBRE have been appointed as joint letting agents on the refurbished building.

Outdoor Clothing Retailer, Trespass, has just opened a new store on Market Street in the heart of Omagh town centre. The lease on the property was negotiated by McConnell Chartered Surveyors. The Landlord was represented by local agent, Geoffrey Fleming of JG Flemings.
The Omagh store is the latest in a long list of outlets acquired by McConnells on behalf of their retained client, Trespass.
Commenting on the deal Rory McConnell, director at McConnells, said Trespass has been eyeing Omagh for some time, but it has proved difficult to find a suitable shop unit on the main retail pitch. When the former Xtravision unit came up we quickly started negotiations with the landlord's agent, and Trespass are delighted to have opened the new shop in time for the Christmas rush.
Whilst Trespass now has good coverage across the Province, they are still in expansion mode and we will still look at further opportunities throughout Northern Ireland"
